Types of Property Schemes

Integrated Resort Scheme (IRS)

Within the meticulously crafted residential estates developed under the IRS, a rich tapestry of world-class amenities awaits—encompassing everything from golf courses and marinas to beach clubs, clubhouses and wellness centres. These luxuries cocoon the residences, offering an exclusive resort experience that blends leisure, entertainment and wellness seamlessly.

For foreign investors, the opportunity to own residential properties within existing IRS projects is expansive. Options range from exquisite villas, townhouses and penthouses to chic apartments, duplexes and serviced plots of land.

Upon acquiring a property valued at a minimum of USD 375,000, non-citizens and their dependents become eligible for a residence permit. This opens the door to various advantages, allowing property owners to rent their residences, achieve tax residency in Mauritius and experience unhindered repatriation of funds or revenue generated from property sales or rentals.

As an added bonus, non-citizens holding a residence permit under IRS enjoy exemption from the requirement for an Occupation or Work Permit, simplifying both investment and work endeavours in Mauritius.
